Booking terms

1. Who you are dealing with

Verdedamare is a private house in Lido dei Pini, Anzio, with two holiday apartments let by [Salvatore Partenzi], [codice fiscale …] [P. IVA … / "as a non-business short-term letting"], Via Vincenzo Bellini [number], 00042 Anzio (RM). National identification code (CIN): [CIN Vela] / [CIN Terrazza].

2. Booking requests

Sending a request on this site is not a booking. We check the dates and confirm by email, usually within a few hours; the booking exists only once you receive our confirmation. Prices shown on the site are estimates based on the published rates; the confirmation states the exact amount.

3. Price, payment and tourist tax

The confirmed price includes [what: linen, towels, utilities, final cleaning…]. Payment: [e.g. a deposit of 30% by bank transfer within 3 days of confirmation, the balance on arrival in cash or by transfer]. The tourist tax of the Comune di Anzio ([€ … per person per night, for the first … nights; exemptions …]) is not included and is paid on arrival.

4. Cancellation

5. Arrival, departure and guests

Check-in from [15:00] to [20:00] (later on request), check-out by [10:00]. Every guest must show a valid identity document at arrival: we are required by law to register all guests with the police. The apartments sleep a maximum of 4 people each; only the guests named in the booking may stay.

6. House rules

No smoking indoors. Quiet hours from 23:00 to 8:00. Pets only if agreed in advance. Please treat the apartment and garden with care; damage beyond normal wear is charged at cost. [Security deposit: … / none.]

7. Liability

We are not liable for loss of or damage to guests' belongings, nor for events beyond our control (weather, strikes, utility failures). Guests are responsible for damage they cause. Nothing here limits rights that consumer law gives you.

8. Law and disputes

Italian law applies. For consumers resident in the EU, the competent court is the one of your place of residence where the law so provides; otherwise the Court of Velletri. EU residents may also use the European Online Dispute Resolution platform (ec.europa.eu/consumers/odr).
